The Project

Shelter Cove is a 200-unit townhome-style apartment community at 1 Sound Place in Cohoes, New York, on the south bank of the Mohawk River in the North Colonie Central School District. The site carries roughly a half mile of river frontage with direct access to the Town of Colonie Mohawk River Park and the Mohawk-Hudson Bike-Hike Trail, and sits midway between downtown Albany and Saratoga Springs off Route 9 and the Northway.

The one-, two- and three-bedroom homes are designed to live like houses rather than apartments, with multi-level floor plans, direct entry from attached garages, private patios and balconies, in-unit washers and dryers, air conditioning, and river and mountain views, with cable and high-speed internet included in rent. Community amenities include a waterfront pool with gazebo and sundeck, barbecue and picnic area, fire pit, tennis court, clubhouse with event space, 24-hour fitness center, walking and biking path, and on-site management and 24-hour maintenance. Select homes are offered furnished for short-term and extended stays through Prime Corporate Apartments.

The apartment community anchors the riverfront end of the larger Shelter Cove master plan, an approved Planned Development District that also includes a neighborhood of custom single-family homes on the upland side of the site, with homesites and plan designs marketed through Prime's residential brokerage, Coldwell Banker Prime Properties. Prime Companies developed the rental community and operated it from completion. Prime later sold the apartment community and was retained by the new owner as property manager, and Prime Management continues to run leasing, operations and resident services on site today.
