The Project

The Delaware is a 92-unit, four-story apartment building at 70 Delaware Avenue on Van Schaick Island in Cohoes, New York, on the banks of the Hudson River at the island's southern approach. Residents are on CDTA bus lines and minutes from Peebles Island State Park, the Mohawk-Hudson Bike-Hike Trail, downtown Troy and the Northway, and the building shares the island with Prime's Hudson Square, Riverwalk on the Hudson and Captain's Lookout communities.

The building was designed for a mix of senior and affordable households, with efficient studio and one-bedroom homes of roughly 500 to 700 square feet, high-end finishes and Hudson River views, an elevator, a fitness center, a community lounge and on-site management. A 4,000-square-foot corner pad site with drive-through capability provides on-site retail and neighborhood services, leased through Coldwell Banker Commercial Prime Properties.

Prime Companies developed The Delaware ground-up and delivered it in 2021, with civil engineering by EP Land Development, adding an income-restricted product to a portfolio otherwise weighted toward market-rate rentals. Prime has owned and managed the community since opening.
