The Project
Country Club Estates is a 48-lot single-family subdivision on the west side of Saratoga Springs, New York, laid out along Central Avenue and Division Street between Church Street and Grand Avenue. The neighborhood sits a quarter mile south of Saratoga Golf & Polo Club, from which it takes its name, and within a mile of Saratoga Hospital, Skidmore College and downtown Broadway.
Prime Companies developed the subdivision in two phases. Phase I, lots 1 through 18, was built out in the 1990s. Phase II, lots 19 through 48 along Central Avenue, was approved by the Saratoga Springs Planning Board and completed in 2007, with Prime installing the roads, water, sewer and storm drainage before lot sales.
Infill subdivisions of this size are rare inside the Saratoga Springs city line, where most new single-family development has moved to the surrounding towns.
