The Project
Ridgeview Townhomes & Apartments is a rental community at 23 Northern Pines Road in Gansevoort, in the Town of Wilton just north of Saratoga Springs, minutes from Northway Exit 15 and the Wilton retail corridor. The community pairs two- and three-bedroom townhomes with attached garages and gas fireplaces alongside elevator-served apartment buildings, with plank flooring, granite counters, stainless appliances and in-unit laundry throughout.
In March 2025 Prime Companies was asked to assume management of the community, which was then distressed: low occupancy, resident delinquencies exceeding $60,000, a backlog of aged maintenance requests, deferred capital improvements and a declining online reputation. Prime put a turnaround plan in place covering leasing, collections, maintenance and resident relations.
Within the first three months, occupancy rose by ten percentage points. Within four, Prime had resolved the delinquencies, cleared the maintenance backlog and lifted the property's online review ratings. Prime Companies served as third-party property manager for the community's owner, who sold the stabilized property in August 2026, concluding Prime's management assignment.
